At 16.4%, it had the highest share of homes selling above list in the region — well above the valley norm — and the lowest rate of price drops at 32.0%. Sharply-priced, move-in-ready homes here can attract competition, so buyers need to come prepared rather than expecting deep discounts. That said, the slightly-below-ask sale-to-list ratio shows there is still modest room to negotiate, especially on listings that have sat.

Indio spans newer master-planned and 55-plus communities like Sun City Shadow Hills as well as established central neighborhoods, with meaningfully different price points and buyer profiles. As always, anchor pricing and offers to comparable sales within the specific community.
