Volume rose to 82 closings, up 3.7% from last June. Median days on market rose five days to 28 — still the fastest in northeast Orange County — and Redfin’s trailing three-month measure puts the typical home going pending in about 28 days. Brea remains rated very competitive.

Brea posted the strongest seller metrics of any market in this month’s reports: a 102.5% sale-to-list ratio, 52.6% of homes selling above asking, and just 13.6% of listings requiring a price cut — the lowest reduction rate anywhere we track. Redfin notes that the hottest Brea listings go pending in roughly 12 days at about 6% above asking. This is a market where buyers compete.

Full underwriting approval, immediate availability to view, and tight contingency periods are the price of entry.
